SOUTH EAST SIDEAlmost cut off from the rest of the residential districts, Mt. Pleasant's southeast side is one of the newer areas of town. There is a bit of connection with the Mission east residential section in the northwest corner. If you note the area of dark green in the northwest quadrant of the image you will find that this is the older housing segment. Most of the recent residental development is taking place in the south central and central portions of the image. It is bounded on the west by Mission Street and on the east by Isabella Road which is rapidly changing. The big buildings along Isabella Road are part of an apartment complex. On the north is Preston Street with the High School on the north side and Cantaberry Apartments just to the east of the High School. To the south is Broomfield which has several apartment complexes here as well plus a new strip mall at the east end. In the interior of the section you will note the big brown oval in the southeast quadrant. That is an housing development under construction. Just to the north of that can be seen the newest city park which also serves as the high school's soccer field. You can see the smaller oval which is a track and the parking area for the park. Future housing development will come in the northcentral portion. The western edge is all commercial along Mission and you see one blue patch. That is a storm water retention pond at one of the student complexes. The area is flat and there are few sidewalks in the district but interior streets carry only local traffic so walking is not a problem. The only through street is Sweeny which is the red stripe that runs north and south in the eastern half. Over the mid decade years about 14 houses sold annualy in the area with an average price of $190,000. The sold n;umbers per year have not dropped in the last three years of the decade but the average price now sits at $176,000. Two/thirds of the homes will have over 1800 square feet finished above grade and over half will have three bedrooms and about 30% will have 4. Two and a half baths are the order of the day with 40% falling into that category. About 12% will have over three baths. There are more than twice as many 3 & 3+ bath houses as one bath homes. A bit less than 50% are two story and 38% are ranches. About half of the sold homes are less than 10 years old and about 10% pre-date 1950. This is one of the newest areas of Mt. Pleasant. Eighty-five percent of the homes will have a basement either partial or full and 40% of the sold homes will have the basement finished to some degree. Some sort of covered parking is available with 95% having garages and the majority of those are two stall garages. Vinyl siding and brick are the common exterior finishes. Inside central air will be found in about 75% of the homes and a tad more than half will have a fireplace. Heating is generally natural gas forced air. Master baths are noted in about a third of the homes and about 30% are listed as having pantrys. Water softeners are few and far between. Decks will be found on a slim majority of the homes and porches will be found on about a quarter of the sold homes. The southeast side of Mt. Pleasant has seen a lot of growth in the last few years with lots of commerical, multifamily, and single family development. To the south of this area is the new shopping complex with all the big box stores and minimalls. There is still room to grow in this area and this is about the only area within the city limits of Mount Pleasant where there will be significant development of new single family homes. |
