North Campus



The area, just north of campus and south of High Street (M-20), is comprised mainly of student housing but there are a few areas of nice residential single family homes.  These can be found toward the eastern portion.  In the photo you will note in the northeast corner a nice green field.  That is the playground for Fancher elementary school which is the large building on the west side.  To the east of that is Mission Street which is the main drag north and west through town.  M-20 is the east west highway through town.  The west side is marked by the railroad tracks which have about three or four trains run on a regular basis.  There are a number of excursion trains that run for various festivals throughout the year.  There are very few single family residences in the western half.   However about 5 a year do sell in this area with an average price of about $125,000 at the mid decade 3 year span.  The last three years of the decade show about 2 sales a year here with an average price of $100,000.

Characteristic of those homes sold in the last several years include
About half are three bedroom with a third having four bedrooms.
One and a half or two bath are common.
Almost half will have between 1300 and 1700 square feet above ground level. 
About a third will be below 1300 square feet.
Very few homes in this area will post date world war II with several being built before 1900.
Basements will be found in over two/thirds of the homes.
Most of the houses will be one and a half or two story homes. 
Less than 50% will have air conditioning. 
About a third of the homes will have a fire place. 
Decks are rare but porches will be found on about half the homes.
