MISSION EAST Mission East is the district just east of Mission that is a collection of homes that were built mostly in the '30, 40's and 50's. It goes from Mission on the west to Brown Street on the east and stretches from Pickard Street on the north south to the High School and Preston Street. Houses in the north and south are rather modest with most being one story. West of the hospital are some larger homes that will sell between $150,000 and $250,000. The highest price in this area over the last few years has been $258,000. So there are large price variances in this district with the average price at about $127,000. As of the summer of 2010 the average price has dropped from the previous average covering the middle of the decade to an average price of $91,000 for the 3 year period ending in July of 2010. Mission Street on the west side is of course all commercial and office space. Brown Street on the east side is residential. Along Brown from north to south are Pullen School, a grammar school, the Hospital and the High School. Pullen School is just south of Broadway and can be found just north of the large green patch near the middle of the north - south extent. Just to the south is the hospital. At the south edge of the photo is the high school which has about 1,200 students in 9th through 12 grades. Memorial Stadium is seen in the very southeast corner which is the home for the track and field events and Friday night football games for both the MPHS and Sacred Heart Academy. North of the district is Meijers Shopping and industrial parks and to the south are more residential areas. Typically about 14 homes a year sell in this area. Basements are common and some are being used for living space. Lots tend to be bigger than areas to the west. Most of the increase is in the depth of the lot. Sidewalks are rare. Most of the older homes will be found on the main streets. Traffic moves through the area from east to west on Broadway and Bellows. Early mornings and mid afternoon traffic can build around the high school. Of course Mission Street is aways busy and almost impossible on Friday afternoons. Characteristics of homes that have been on the market over the last several years. About 70% will be three bedroom homes. Approximately a third will be one bath and 40% will be two bath homes with a tad less than 20% having 1.5 baths. It is rare to find more than two baths in a home. Almost 80% will have garages with the vast majority attached but most will be one stall garages. 70% will have basements, most are not finished. Ranches or one story houses make up 50% of the homes a bit less than 30% being 1.5 story homes. An occasional bi-level will be seen and the remaining are two story. Heating is most commonly forced air with about 15% having hot water heating. Air conditioning is a bit more common than a fireplace but only about a third of the homes will have either or both. Porches, decks and patios are attached to about 70% of the homes but most will be in the rear yard. About half the homes were built in the 1950's and the area was mostly built out by the late 60's. Some of the older homes date back to the first decade of the last century. The post world war two homes tended to be smaller homes and that is shown in this neighborhood with about 40% having less than 1300 square feet. Only 10% are over 2,000 square feet. Remember that the median price of the homes sold in the neighborhood is now dropped to $90,000. |
