First time home buyers have until May 1st, 2010 to reap up to $8,000 in tax benifits!!!!
A first time home buyer is anyone who has not owned a principal residence in the three years prior to making the purchase.  One must have a signed purchase agreement before May 1st but has until the end of June to close the transaction.
The new law raises the annual income limits from $75,000 to $125,000 for singles and from $150,000 to $225,000 for married couples.  As long as you use the property as a primary residence for three or more years after the purchase you don't have to pay it back.  The maximum amount is 10% of the purchase price butr no more than $8,000.
For current home owners:  The new law enacted on Nov. 7th makes most current home owners eligible for a tax credit of up to $6,500 if they have a signed purchase agreement on a new primary residence before May 1st 2010.  The income limits for current home owners are the same as for first time home buyers.  Under the terms of the legislation current home owners must have lived in their home for at least five consecutive years over the previous eight years to be eligible.

Just because you may have heard that the average price of a house is increasing  doesn't mean that your house is worth more in today's local market.  In the second and third quarter of 2009 the local market had a  three fold increase in the number of homes that sold over $200,000 over 2008.  The number sold in the $100,000 to $150,000 price range dropped and so the average price increased due to what was selling, not because of a general increase in price.
