Currently the hottest part of the Mt Pleasant market is in the $100,000 to $125,000 price point with almost 30% of the market sales through the first quarter of 2010. Any sales activity is almost nil above $200,000 The median price for sales this year is up over last year with a price for a single family home close to $125,000. Listings are down from last year which is a good trend for sellers but it gives buyers less choice of course. And interest rates are still low, low and low compared to the long term average and money is available. The difficult part for sellers today is having the house appraise at the contract price.
So what can you expect in the hottest price range? One hundred to $125,000 will typically get you a 3 bedroom house and there is a 50/50 chance that it will have two baths. Above grade square footage will be about 1350 for a statistical average and the total finished square footage (including basement area) is about 1450. But a basement is still not a given since only half will have a basement let alone finished space in the basement. A garage, most likely but it could be one or two stalls. The average age in this price bracket is about 50 years and the style is more likely to be a ranch with municipal services. There is a 50% chance of finding a deck and/or central air. As houses get more expensive the average age decreases and it is more likely to be without city services. The largest selection is in the $75,000 to $100,000 price range. Whatever your desires are, if you are thinking about a new home or first home now is an excellent time to buy.

Just because you may have heard that the average price of a house is increasing doesn't mean that your house is worth more in today's local market. In the second and third quarter of 2009 the local market had a three fold increase in the number of homes that sold over $200,000 over 2008. The number sold in the $100,000 to $150,000 price range dropped and so the average price increased due to what was selling, not because of a general increase in price.
